Our Yearly Basic Homeowner Support Service Package is designed for property owners who want reliable local support and peace of mind throughout the year.

Whether you live abroad or simply prefer professional assistance, we ensure that your property is regularly monitored and well cared for.

What's Included

• Monthly property inspection with a detailed report and photographs.

• Monitoring of the property's general condition, including checks for water leaks, moisture, electrical issues, and visible maintenance concerns.

• Ventilation of the property during inspections, where appropriate.

• Verification that doors, windows, and security features are secure.

• Follow-up and coordination of utility bills and building management fees (payments made only with the owner's authorization and funds).

• Coordination of maintenance and repair services with trusted contractors.

• 24/7 emergency coordination for urgent property-related issues.

• Communication and support for homeowners regarding property-related matters.

• Assistance with obtaining quotations for maintenance, renovation, or repair work.

• Secure key holding, if requested.

• Annual property condition summary.

 

What's Not Included

• The following services are not included in the Package and are charged separately unless otherwise agreed:

• Cost of repairs, replacement parts, materials, or contractor services.

• Renovation or construction project management.

• Interior design services.

• Cleaning services.

• Gardening or landscaping.

• Pool maintenance.

• Pest control.

• Legal, accounting, tax, or engineering services.

• Government or municipal fees.

• Utility bills, building management fees, insurance premiums, or other third-party expenses.

• Emergency call-outs requiring an on-site visit outside the scope of the monthly inspection.

 

Owner Responsibilities

The property owner agrees to:

• Provide accurate property information and emergency contact details.

• Maintain sufficient funds for authorized payments when requested.

• Inform us promptly of any changes affecting the property.

• Authorize repairs exceeding the agreed spending limit before work begins, except in emergencies where immediate action is necessary to prevent further damage.

 

Emergency Repairs

If an emergency poses an immediate risk to the property or its occupants (such as a major water leak, electrical hazard, or security breach), we may arrange immediate intervention to protect the property.

The owner will be informed as soon as reasonably possible, and all associated costs remain the owner's responsibility.

 

Service Availability

Routine requests are handled during normal business hours. Emergency coordination is available 24 hours a day, 7 days a week.

 

Package Term

The Yearly Basic Homeowner Support Package is valid for 12 months from the date of activation and renews only upon mutual agreement.

 

Limitation of Responsibility

Our role is to coordinate, monitor, and manage services on your behalf, ensuring your property receives prompt attention and professional support throughout
